We can simply act as agents generating increased activity on your buildings for short term requirements or manage the entire letting. This could include managing the fit out and additional occupational needs of the tenant through to full building management for the length of the term agreed.

The Choice is yours:

Option 1- Inclusive Short Term Flexspace

Flex-Corp will market your space in its entirety, in floors or part floors on terms of 6 months to 5 year leases (depending on the terms of the headlease). We will market the space on "all inclusive terms" meaning the tenant pays a monthly/quarterly sum to include the rent, rates, service charge and all occupational costs of the building such as power, light, insurance.

This is a “plug and play” service often used to compliment conventional marketing.

Option 2- As above plus management of ingoing tenant works required.

As above plus where requested by the ingoing tenant, FLEX-CORP can provide a managed solution - we will manage the ingoing tenants fit-out and other CapEx requirements such as IT and furniture . This provides a highly attractive solution for the ingoing tenant; bespoke space on flexible terms and an all inclusive rent. All costs, including and any amortised CapEx costs are included within the “all inclusive” rent charged to the ingoing tenant.

Option 3- As above plus management works required and ongoing management of the space for the term of the lease.

If required we can provide an ongoing management service for the duration of the tenants stay. We will organise and manage any fit out necessary, furniture purchasing and liaison with your solicitors, together with full management of the tenant’s once in occupation to include rent collection and the provision of a help desk to deal with any problems/ enquires you or the tenant may have at any stage during the occupation. If necessary we can also provide “onsite” staff such as receptionists for example in situations where a building has been let in floors but requires a common reception at ground floor level.

Option 4- Disposing of space to Business Centre Operators.

We have extensive experience of acquiring and selling a number of business centres on behalf of numerous clients and if this is an option you may wish to consider we will be able to advise the best option for you and to negotiate the best deal on your behalf. 

What about your conventional Agents?

FLEX-CORP does not set out to compete with conventional agents in any way in fact we have excellent relationships with the majority of commercial agents. We an either work as part of your marketing team with your appointed agents or exclusively where you are only looking to let on a short term or managed basis.

In many cases we are brought on board by agents to assist in securing their clients the best solution for their buildings.
